Adding a Bathroom? The Waste Line Decides Where It Goes

People choose the location first and discover the drainage constraint second. Doing it the other way round saves money and occasionally saves the project.

Gravity is the only constraint that does not negotiate

Water supply is flexible. A half inch line can be routed almost anywhere with enough patience, and pressure will push it wherever you need it to go.

Drainage is not flexible, because nothing pushes it. Waste moves because the pipe falls consistently from the fixture toward the main, and that fall has to be maintained across the whole run. Lose it in one section and you have created a permanent problem no amount of workmanship elsewhere compensates for.

This is why an experienced plumber asked about a new bathroom will want to see underneath the house before looking at the floor plan. The question is not where you would like the room. It is where a waste line can leave it and still arrive at the existing stack with adequate slope, and those two answers are not always the same.

In this city the news is usually good, because the standard build sits over a vented crawl space with room to route things properly. It is still worth establishing before a designer commits to a layout rather than after.

What too little fall actually does

A waste line laid too flat drains water perfectly well. That is exactly what makes the fault so hard to spot, because on the day of the final inspection everything works.

What fails over time is the transport of solids. Water outruns everything else, arrives at the stack, and leaves solids progressively further along a run that no longer has enough velocity to carry them. The line accumulates rather than blocking, and the household ends up with a bathroom that blocks repeatedly for reasons nobody can pin down.

Too much fall causes the same outcome by a different route. Water rushes away and leaves solids behind, which is why the standard is a specific slope rather than as much as possible.

Neither is visible once the floor is closed. That is the argument for getting it right at the rough in stage, and for not letting the run be compromised to route around an obstacle somebody could have moved instead.

Before the plans are drawn

Venting, the invisible half

Every trap in your house holds a small amount of water that blocks sewer gas from coming back up the drain. That is the entire purpose of the U bend under your sink.

Venting is what allows that to work. When a fixture drains, air has to enter the system behind the water, and if it cannot get in through a vent it takes the path of least resistance, which is pulling the water out of the nearest trap. A trap siphoned dry is an open pipe from your drainage system into the room.

Symptoms of inadequate venting are recognisable. Gurgling from one fixture when another drains. A smell in a room that comes and goes. A shower that empties slowly with no blockage. And a trap that is dry when checked after the room has stood unused.

This is one of the more common defects behind cheap installation work, precisely because it is invisible and because the room appears to work. Ask specifically how the new fixtures are being vented, and treat a vague answer as informative.

The questions that decide the location

Where is the existing soil stack, and how far is the proposed room from it? Every additional foot of horizontal run consumes vertical drop, and there is only so much available between the underside of the floor and the ground.

Which direction does the existing waste run go? A new bathroom on the wrong side of the house may need its waste routed the long way round, and occasionally that is the difference between a straightforward job and one that needs a new connection to the lateral entirely.

What is under the proposed floor? A crawl space with headroom is one situation. A slab addition poured onto grade is a completely different one, because running new drainage through concrete is a different order of work.

Can the existing supply feed another fixture group without dropping pressure elsewhere? Usually yes in a house of this era, since the original system was rarely run to its limit, but a house that has already been extended twice is less predictable.

And what condition is the existing drainage in? Adding fixture load to a lateral that is already struggling is a way to convert a manageable situation into an urgent one, which is why a camera inspection is cheap insurance before a project that increases what the line carries.

One layout trick worth knowing before a designer commits to anything. Putting a new bathroom back to back with an existing one, or directly above it on a two storey plan, shortens every run involved and lets the new fixtures share venting and drainage that already exists. It is rarely the most exciting arrangement architecturally and it is consistently the cheapest to build and the least likely to give trouble afterwards. Moving a proposed room six feet to achieve it has saved plenty of budgets.

The moment to deal with everything else

A project that opens up the crawl space is the cheapest opportunity you will get for years to address anything else down there, because access is the expensive ingredient in underfloor work.

Where the existing supply is aging copper that has started producing pinholes, feeding a brand new bathroom off it is a decision with a short shelf life. Taking on a full repipe works out relatively cheaper with trades already booked and the underfloor space already opened up.

If the vapour barrier is torn or absent, or insulation is damp, sort it now rather than sealing the floor back down over it.

And if any of that damp turns out to be an active leak rather than a historic one, deal with the source before the project proceeds. Building over a problem is the most expensive form of postponement available.

Three things to get in writing

What is being installed and in what material, including the drainage as well as the supply.

Whether a permit is being pulled and by whom. What triggers one varies with how big the job is and with which authority covers your address, so it needs checking against your actual project, and the contractor is the one who should be doing that checking. Unpermitted work complicates a sale, can complicate a claim, and removes the inspection that would have caught exactly the fall and venting problems described above.

And what happens to the openings. A quote covering the plumbing that stops at bare drywall is not a price for a finished bathroom, and the boundary is much better established before the work than discovered afterwards.

Fall, venting, sizing

Those three decide whether it works for thirty years. The fixtures are the easy part.
