Freeze Is Not the Main Reason Pipes Burst in Federal Way

National winterising advice is heavily overweighted for this climate. Here is what actually breaks pipes here, and the four cheap protections worth doing instead.

The advice mismatch

Search for burst pipe prevention and you will get an avalanche of guidance about insulating pipes, dripping taps overnight, opening cabinet doors to let warm air at the plumbing, and shutting off outdoor supplies before the first hard freeze.

That advice is sound and it is written for places with sustained sub freezing winters. Federal Way is a maritime lowland with mild wet winters. Hard freezes that persist for days happen here, but they are the exception rather than the season.

The consequence is that homeowners who have moved here from colder states often carry out a thorough autumn winterising routine and are genuinely surprised when a pipe fails in June. The failure modes that dominate here have nothing to do with temperature, and protecting against the wrong risk is a slow way to be caught out.

Cause one: corrosion from the inside

This is the biggest single cause of pipe failure in this city and it is entirely unrelated to weather.

Copper installed across Federal Way through the seventies, eighties and nineties ages, and the characteristic failure is a pinhole. A tiny perforation appears from the inside out, usually on a hot line first because heat accelerates everything involved, and it produces a fine spray or a slow weep rather than a dramatic rupture.

The thing that matters about pinholes is that they cluster. The conditions that produced the first one, whatever combination of water chemistry, velocity, installation quality and age applies to your house, are still present throughout the same system. So the second one arrives, and then the third, and each individual repair feels reasonable while the pattern is telling you something the repairs are not addressing.

That is the point where the arithmetic shifts toward a whole house repipe rather than another patch, and in this city that job is cheaper than in most because the crawl space gives access without opening ceilings.

Cause two: something went through it

Mechanical damage is more common than people expect and it is the cause with the longest delay between event and consequence.

A fastener driven into a stud during a remodel that catches the edge of a supply line. The pipe does not fail immediately. It weeps around the intrusion for months, sometimes years, and the leak appears long after anybody associates it with the work.

A crawl space line knocked or stood on by somebody working under the house, whether that was a plumber, an electrician, an insulation contractor or a cable installer.

And a buried supply line to a garden tap or irrigation cut by a spade, which produces the distinctive seasonal signature of a bill that rises in summer and returns to normal when the outdoor valve is closed for winter.

If any work has been done inside your house in the last few years and a leak has since appeared, mention it when you call. It genuinely shortens the search, and it often turns a broad leak detection sweep into a look at one specific wall.

Cause three: the crawl space environment itself

This one is specific to how houses here are built and it operates continuously rather than seasonally.

The standard construction is a vented crawl space, and in a region with a long wet season that space stays humid for much of the year. Metal in persistently damp air is under more pressure than the same metal in a dry climate, and that applies to supply lines, to fittings and to gas piping alike.

It also means that when a pipe does fail down there, nothing about the environment helps. Wet insulation between joists holds water like a sponge, the vapour barrier below traps standing water against the soil, and from roughly October to May the outdoor air coming through the vents is carrying enough moisture that passive drying barely happens.

So the crawl space is both a contributing factor and the reason a failure there costs more than the same failure would in a visible location. A leak you cannot see runs until something else gives it away.

Cause four: freeze, in its actual proportion

Freeze is real here, it is just fourth on the list rather than first, and the exposure is narrower than the national advice implies.

What is genuinely at risk is short: garden taps, any run passing near a crawl space vent, and pipework in an unheated garage. Every few years the region gets a stretch of days that stay under freezing round the clock, and that is all it takes to split an unprotected hose bib.

The failure usually shows up inside rather than at the spigot. Water freezes in the section of pipe inside the wall or crawl space, that section splits, and nothing is apparent until the tap is next used in spring and water pours into the structure instead of out of the spout.

The protection is a one time job rather than an annual ritual. Insulate the exposed runs, fit an insulated cover on the outdoor tap, and if you have a shutoff for the outdoor supply, close it and drain the line before winter. Do that once and the residual freeze risk here becomes genuinely small.

The four things actually worth doing

Find your main shutoff, confirm the handle turns, and label it. In a house here that is either where the supply enters at the crawl space wall or out in the utility box at the kerb. A valve that has sat untouched for twenty years will sometimes fail the first time it is asked to close, and discovering that at two in the morning is the worst available outcome. If it is stiff, have it replaced while nothing is wrong.

Buy a meter key if your only reliable shutoff is at the street. They cost very little and they are the difference between stopping the water in one minute and waiting for somebody to arrive.

Put the braided connectors under sinks and behind the washer on a replacement schedule instead of waiting for one to go. These do not degrade gracefully, they let go all at once. A hose letting go behind a machine that backs onto a bedroom wall is among the worst outcomes we attend in this city, and by the point somebody notices the drying job is larger than the plumbing one.

And read your meter monthly with everything in the house shut off. Two minutes, one number written down. In a house built over a crawl space, that habit is the earliest possible warning of a leak you would otherwise not find for months.
