How Long a Water Heater Actually Lasts on Federal Way's Water
The national advice assumes hard water. This city has the opposite, which changes the expected life, the maintenance and the moment you should start planning.
Why the standard advice does not apply cleanly here
Almost every article about water heater lifespan is written around hard water, because most of the United States has it. Calcium and magnesium precipitate out when water is heated, form a scale layer on the tank bottom and on the elements, and that layer insulates the heat source from the water it is trying to warm. The unit works harder, runs hotter at the metal, and fails earlier.
That is a real mechanism and it is largely not what happens in Federal Way. The supply here comes mostly from groundwater wells and independent measurements put the hardness at the soft to slightly hard end of the scale, well below the level where scale accumulation becomes the limiting factor on appliance life.
So the good news is genuine: a well installed tank in this city has a fair chance of reaching the upper end of its expected service life rather than being cut short. Ten to twelve years is a reasonable expectation, and units here regularly do better than that.
What actually shortens them locally
Sediment, but not the kind the national advice describes. The groundwater in this region carries iron and manganese, and the utility reports several of its sources over the aesthetic threshold for both. Those minerals settle out over years and accumulate in the bottom of a tank.
The consequence is similar to scale even though the cause is different. A layer at the bottom occupies volume, so a sixty gallon tank stops behaving like one. It insulates the burner or lower element from the water above it. And on a gas unit it produces the rumbling or popping sound during a heating cycle that people describe as the heater sounding tired, which is water flashing to steam underneath the layer.
The other local factor is the anode rod, which is the sacrificial component that corrodes so the tank does not. It is genuinely the cheapest life extension available on a water heater and it is the maintenance item most consistently ignored, largely because nobody can see it and nothing announces when it has been used up.

Reading your own tank in five minutes
Find the label. Most manufacturers encode the build date into the serial number, and many print it plainly. If the label is unreadable, the model number searched online usually gets you within a year or two.
Look at the floor underneath. Concrete under a tank that has been weeping shows a rust stain that survives mopping, and that stain is the single most important thing on this page. A fitting that leaks can be fixed. A tank that is weeping from its own body cannot, and everything after that point is borrowed time.
Listen during a heating cycle. Quiet is good. Rumbling, popping or a sound like gravel shifting means accumulation at the bottom.
Check the straps. This is earthquake country and the state code wants a tank braced with two bands, one around the upper third and one around the lower, fixed into framing rather than into plasterboard. Very little in the plumbing code can be checked by a homeowner from ten feet away, and this can. Plenty of older installs in this city do not pass.
Test the relief valve. Lift the lever, confirm water discharges and then stops. A seized relief valve is a safety device that has quietly stopped being one.
The garage question, which is specific to how houses here are built
The majority of water heaters in this city live in an attached garage, and that placement changes the risk profile in a way worth understanding rather than assuming.
The good part is real. A tank emptying its full capacity onto a garage slab with a door to the outside is the mildest version of this failure. Compare that to the same event in an upstairs closet, which is how water losses become five figure claims.
The part people underestimate is what a garage actually contains. Boxes on the floor, tools, sports equipment, sometimes a freezer. Drywall on the wall shared with the house wicks water upward from the slab. And if the garage floor slopes toward the house rather than the door, or there is a step down from the living space, the water goes exactly where you did not want it.
Two things worth doing while nothing is wrong. Find out which way your garage floor actually drains, which takes a jug of water and thirty seconds. And get anything you would mind losing off the floor and onto a shelf.
When to stop repairing and start planning
Under about eight years old with a serviceable fault, repair. Elements, thermostats, thermocouples, gas valves, anode rods and leaking connections are all normal maintenance on a unit with life left in it, and replacing a heater over any of those is a waste of a good tank.
Past roughly twelve years, replace, more or less regardless of what has failed. Putting a new element into a fifteen year old tank buys a component rather than a water heater, and the tank is the part that decides when this ends.
The middle is a judgement call and it depends on two things nobody but you can answer. How long do you intend to stay in the house, and how tolerable would a surprise failure be. A household that would cope with a cold weekend is in a different position from one where the heater sits above finished space.
The economics here are lopsided in a way that is easy to miss, because you only ever experience one side of the comparison. Choosing the date yourself gets you a normal rate on a weekday morning. Having the date chosen for you gets you an out of hours call plus the cost of everything the water touched, and once that includes framing the drying work is a separate and larger job than the heater ever was.
The maintenance that is genuinely worth doing
Flush the tank every year or two if you intend to keep the unit, and here that is about clearing iron and manganese sediment rather than scale. On a heater under about eight years old this often restores noticeable capacity.
One caveat worth stating plainly. On a tank that is well into its second decade and has never been drained, the drain valve has often been held shut by compacted sediment for years, and opening it can be a one way trip. Still worth doing. Just worth having somebody there with a spare valve on the van rather than finding out alone on a Sunday.
Check the anode rod every few years. It is doing its job by corroding instead of your tank, and replacing it is a fraction of the cost of what it was protecting. If it is more than half consumed, change it. That, along with element and thermostat faults, sits firmly in repair territory rather than justifying a new unit.
