Sizing a Sump for the Wet Season You Actually Get

On the valley floor a sump runs all winter. On the plateau it may never be needed. Buying the same pump for both is how people end up with the wrong one twice.

Two completely different problems, one appliance

Our working area contains ground that behaves in opposite ways, and the distance between them is a few miles.

Federal Way sits up on glacial till. That drains adequately across most of the city, and plenty of houses here get through every winter with a dry crawl space and no equipment at all. Where it does hold water is the lower draws and the ground around the lakes, and on those lots the problem is real and recurring.

Head down onto the valley floor through Kent, Auburn, Pacific or Sumner and the picture inverts. The alluvial aquifer under the Green River valley sits shallow, it is unconfined, and it is in direct hydraulic continuity with the rivers, so the water table climbs with them every wet season. Down there a sump is not a precaution against an unusual event. It is the reason a floor stays usable from November to April.

Buying the same pump for both situations is how people end up under specified on the valley floor and over specified on the plateau, and both are money spent badly.

Establish that it is groundwater first

Before sizing anything, be certain what the water actually is, because a pump treats a symptom and does nothing at all about a plumbing failure.

Groundwater has a signature: wet through the wet months, dry by late summer, and worse after sustained rain rather than after heavy household use. It smells of earth if it smells of anything.

A supply leak has a different signature: wet regardless of season, and accompanied by a water meter that keeps registering consumption when the house is shut down. If that is what you have, a pump would run continuously while the actual fault carried on, and the answer is finding the leak instead.

And a third possibility worth ruling out on older properties: water that smells of waste rather than soil is not groundwater at all. That is a failed lateral discharging under the house, it is urgent rather than seasonal, and it belongs with side sewer repair.

What sizing actually depends on

Capacity is quoted in gallons per hour, and the figure on the box is measured at a specified lift height. Real installed capacity drops as the vertical distance to the discharge point increases, and it drops further with a long horizontal run or with elbows in the pipe. A pump rated generously on paper can be marginal once installed.

So the numbers that matter are how high the water has to be raised, how far it then has to travel, and how much arrives during the worst week rather than the average one. Sizing to an average is how a system fails on exactly the night it was bought for.

The pit matters as much as the pump. Too small and the unit short cycles, switching on and off constantly, which is the fastest way to wear out a motor. Adequate volume lets it run for a sensible period and then rest.

Where the water ends up is the detail most often botched. Lift it out from beneath the floor, let it go a metre from the footings into soil that is already holding all it can, and it finds its way straight back. The unit then runs without pause, shifting the same water round and round. It has to be taken somewhere it can actually drain away.

The backup question, answered honestly

Battery backup and water powered secondary systems both cost real money and neither is universally justified. The test is not whether a failure is possible. It is what a failure would actually cost you.

On a valley floor property where the pump runs through most of the winter and a stoppage means water across a floor within hours, a backup is straightforwardly worth it. There is a specific reason beyond the general one: the storm systems that drive the water table up are the same systems that bring power lines down. The pump is most likely to be needed at precisely the moment it is most likely to have no power.

On a Federal Way lot that develops a damp corner in February, a backup is usually more system than the problem justifies. The honest recommendation there is a sound primary pump, a sensible discharge, and an annual test.

We would rather have that conversation than quote the larger option by reflex, and if you are being sold a backup without anybody asking what a failure would cost you, that is worth noticing.

The September test

Pick a date in early autumn and put it in the calendar annually. Everything below takes under ten minutes and it is the entire maintenance regime for most systems.

Pour a bucket of water into the pit. Watch the float rise. Confirm the pump starts, that water actually leaves through the discharge, and that the check valve stops it running back into the pit when the pump shuts off.

Clear silt and debris out of the pit while you are there. A float jammed against accumulated grit is one of the two most common failures, and the other is simply a unit that has worn out after running heavily through several Pacific Northwest winters.

Walk the discharge line to its end and check nothing has blocked it, particularly if it terminates somewhere that collects leaves.

Doing this in September rather than discovering the problem in January is the whole point. A pump that failed quietly in August announces itself on the worst night of the year, and by then the conversation has become extraction and drying rather than a pump swap.

When timing the work saves money

One last piece of scheduling advice specific to the valley floor. Any work that involves excavation, whether that is installing a pit, laying a discharge line properly, or addressing drainage around a foundation, is dramatically easier in late summer.

The water table has bottomed out for the year, a hole stays a hole rather than becoming a pond, and the day goes on the actual work instead of on dewatering. The same job in February costs more and takes longer for reasons that have nothing to do with the work itself.

So if you have identified a problem in October and it is not causing damage yet, it is worth asking directly whether it can safely wait until the ground dries out. Sometimes the answer is no. When it is yes, waiting is money back. What a sump installation involves is set out on the service page.
