Warm Spot on the Floor: Is It Really a Slab Leak?
Federal Way is a crawl space city, so a slab leak diagnosis here deserves more scepticism than it usually gets. Four questions that sort it out before concrete gets opened.
Why this diagnosis needs more scrutiny here
Slab leak detection is a legitimate and necessary service, and it is also one of the more commonly overdiagnosed problems in residential plumbing. The reason is simple economics: it is an expensive job, and the symptom people report is one that several cheaper problems also produce.
That matters more in Federal Way than in most places, because the standard residential construction here is a vented crawl space rather than a poured slab. In a city where nearly every house sits over open space you can physically get into, a leak diagnosed as being under concrete should raise an obvious question: has anyone looked underneath first?
Concrete does exist here, and plenty of it. Attached garages are almost universally slab on grade. Additions built onto older houses were often poured rather than framed over a crawl space. Some newer construction from the late nineties onward went slab throughout. And the commercial stock along the highway corridors sits on slab. So slab leaks are real. They are just not the default explanation the way they would be in Phoenix or Dallas.
Question one: does the wet room actually sit over concrete?
Start here, because it eliminates most of the ambiguity in about ten minutes and it costs nothing.
Find your crawl space access, usually a hatch in a closet floor, in the garage, or a vent sized panel on an exterior wall. Look at what is underneath the room with the warm spot. If there is open crawl space under it, you do not have a slab leak in that room. You may very much have a leak, but it is in a place where it can be reached without breaking anything.
If the warm area sits over a garage floor, over a rear addition that was clearly poured, or over part of a newer house with no crawl access at all, then concrete is genuinely in play and the rest of this article applies.
This one question resolves a meaningful share of the slab leak calls we take. It is worth asking any contractor who has already given you the diagnosis whether they have been under the house, and treating a vague answer as informative.
Before anyone opens concrete

Question two: is the meter moving?
A slab leak is a supply leak, which means water is leaving the pressurised system. That shows on the meter, and the test takes fifteen minutes.
Shut every fixture and every water using appliance in the house. Go out to the meter and read it precisely, including the small sweep dial if it has one. Wait fifteen minutes without anybody flushing or running anything. Read it again.
Movement means water is escaping between the meter and your fixtures somewhere. No movement means the supply system is holding, and whatever is making your floor warm or wet is not a pressurised leak at all.
That second outcome is the useful one, because it redirects the whole investigation. A still meter with a warm or damp floor points at heating, at a drain, or at something environmental, and none of those is solved by opening concrete.
Question three: what else makes a floor warm?
Radiant floor heating is the obvious one and it is worth ruling out explicitly, because a system installed before you bought the house is not always something you know about. If the warmth follows a broad even area rather than a narrow band, and it correlates with the heating running, that is heat rather than water.
Heating ducts routed under a floor produce the same effect. In houses of this era, particularly ones that have been altered, a supply duct running through or under a floor assembly warms a strip above it, and the strip looks exactly like the classic slab leak signature.
A dryer vent taking an unusual route is a surprisingly common culprit, and it produces both warmth and moisture, which is a persuasive combination if you are already expecting a leak.
Then there is the water heater itself. A tank sitting on a garage slab warms the concrete around it and can weep at connections in a way that looks like it is coming from below. Confirming whether the moisture is coming up out of the slab or down from the appliance is worth doing before anything else, and it is covered on our water heater repair page.
Question four: if it is a slab leak, does it have to be a dig?
This is where local construction hands you an option most slab markets do not have.
The three routes for a confirmed slab leak are repairing in place through an opening in the concrete, rerouting the failed run somewhere accessible, or replacing the under slab supply entirely. In a city built mostly on slab, rerouting usually means going overhead through ceilings and walls, which is disruptive and expensive to make good.
Here, a slab addition or a slab garage very often backs onto a crawl space house. That means the failed run can frequently be abandoned and a new line pulled through the adjoining crawl space, avoiding concrete entirely. Less demolition, no floor covering to replace, and no concrete to make good.
So the right question to ask a contractor is not just how much to open the slab. It is whether there is a reroute path through the crawl space, and why that is or is not the better option for your layout. A contractor who has not considered it may be applying a playbook from a different kind of housing stock.
What good practice looks like
Nothing about a slab leak justifies exploratory demolition. The correct sequence is isolation, then location, then one small opening.
Isolating starts by shutting the valve at the heater and watching the meter again, which splits hot from cold immediately. Pressure testing individual sections follows wherever the valving makes it possible, and between them those two steps commonly reduce a whole house to one suspect run.
Location means acoustic listening equipment tuned to the sound a pressurised leak makes through concrete, thermal imaging on a hot line, and line tracing where the layout is uncertain, because pipes do not always run where the original drawings claim. Done properly the output is a spot measured in inches.
If someone proposes opening concrete before locating the leak, they are proposing that you pay for the search. That is the single clearest signal to get another opinion, and confirming the leak exists at all through proper leak detection costs a fraction of the alternative.
Four checks, in order
Look under the house first. In this city that answers the question outright more often than not, and a leak in an accessible crawl space is a fraction of the cost of one under a slab.
Run the meter test. A still meter rules out a pressurised leak entirely and saves you from chasing the wrong problem.
Rule out heating, ducting and the water heater before accepting a warm floor as diagnostic.
And if it does turn out to be under concrete, ask about a crawl space reroute before agreeing to a cut. Where the leak has been running long enough to soak framing, the slab leak work and the drying need booking together rather than in sequence.
