What gas line work usually involves here
The most common request is a new run to an appliance. A gas range in a kitchen that has always been electric. A fire feature or an outdoor kitchen. A dryer. A generator, which has become a more frequent ask across this region after storm related outages.
The second most common, and the one people do not anticipate, is capacity. A gas system is sized for the appliances it was installed to serve, and adding another one draws on the same supply. In a house built in the eighties that was sized around a furnace and a tank water heater, the existing line frequently cannot support a significant new load without being upsized, and occasionally the meter needs attention from the utility as well.
That is exactly the constraint that surprises people quoting a tankless water heater, because a tankless unit draws a very large burst of gas on demand. Anyone quoting new gas appliances without discussing the existing line size has not finished the assessment.

Why this is not a job to informalise
Gas piping in Washington is governed by the state code, and the consequences of getting it wrong are categorically different from the consequences of getting a drain wrong. A badly made joint on a waste line produces a smell and a mess. A badly made joint on a gas line produces a different kind of event.
Pressure testing is not optional and it is the step most often skipped by informal work. A new run is tested and held before it is put into service, and that test is the entire difference between a system somebody believes is sound and one that has been demonstrated to be.
There is a seismic dimension too. Washington sits in an active seismic zone, and the same reasoning that puts bracing requirements on a water heater applies to how gas piping is supported and where flexible connectors belong. It is a fair question to ask any contractor how they are handling it.
Older lines, corrosion and what to watch
Buried and exposed gas piping in houses of this era is typically black iron, and while it is durable it is not immune to time. Corrosion at buried transitions, at points where piping passes through a wall or slab, and in damp crawl spaces is worth looking at rather than assuming.
The damp crawl space point is specifically local. This is a wet region with a long wet season, and a vented crawl space stays humid through much of the year. Metal in that environment is under more pressure than the same pipe in a dry climate, and that includes gas piping alongside the supply lines people worry about more.
Flexible appliance connectors are the other watch item. They have a service life, older uncoated brass connectors have been the subject of long standing safety concerns, and replacing one during any visit where the appliance is already being moved is a small cost against a real risk.
Where gas work meets the rest of the system
Gas work usually arrives attached to something else. A tankless conversion is the most common trigger because of the volume it demands, and a tank replacement often raises questions about the existing connector and the bracing while the appliance is out.

Get everyone out of the building, then from outside call Puget Sound Energy's emergency line and the fire service. Do not switch anything on or off inside, and do not use a phone in the building.
That sequence comes before calling any plumber, including us. Making the supply safe is the utility's job and they are equipped for it. We handle the repair once that has happened.
Can I run a gas line to a barbecue myself?
We would strongly advise against it, and this is one of the few places on this site where we will be that direct. Gas piping has to meet the state code, it has to be pressure tested before it is put into service, and the failure mode is not one you get a second attempt at.
It is also the kind of work that surfaces during a property sale or an insurance claim. Unpermitted gas work is a genuinely bad thing to discover at either of those moments.
Why does adding one appliance mean upgrading the whole line?
Because the line was sized for the total demand it was installed to serve, not for that demand plus whatever gets added later. In an eighties house that usually means a furnace and a water heater and very little headroom.
Add a high draw appliance and the existing pipe cannot deliver enough volume when several things run at once, which shows up as appliances underperforming rather than as an obvious fault. The calculation is straightforward and it should be done before you buy the appliance, not after.
